Vote to Approve the 2025 Revisions of the KWHOA Covenants and Bylaws
We need your vote in order to adopt the 2025 covenants and by-laws.
Our bylaws haven’t been updated in 45 years- The covenants are five years overdue for revision
- We need 66% of the homeowners to approve these to ratify the documents
- A lot has changed in the last 15 years from new technology, lifestyle and architectural options that need to be updated
- We also wanted to make the covenants and bylaws easier for all of us to read and understand
Knollwood West HOA Bylaws & Covenants Condensed Update
By laws Updates:
- New Revision: Updates the 1980 original version similar to Knollwood and Quail Ridge HOAs while allowing for unique differences.
- Key Changes:
- Committee Size Reduction: Fewer required members on committees to match the current structure (only 6 board members/officers).
- Audit Requirement Adjustment:
- Now, audits will be conducted as deemed necessary by the Board or requested by 10% of voting members.
- Reason: Audit costs have risen to $5,000–$10,000. A professional accounting firm now performs bookkeeping records, collections, and bill payments.
Covenants & Restrictions Updates (based on the 2011 version):
- More Flexible Rules:
- RVs can be parked on a property for up to 5 non-consecutive days per month.
- Work-related vehicles (no larger than a van) can now be parked in driveways with no time restrictions.
- Homeowner Contact Information Requirement:
- Homeowners must provide phone numbers and/or email addresses to the HOA.
- Clear process outlined for handling overdue HOA fees.
- Rental & Subleasing Rules:
- No rentals allowed for less than 30 consecutive days (short-term rentals restricted).
- Architectural Control & Property Guidelines:
- Clear rules for outbuildings, structure distances from the golf course, fencing, and solar panels.
